Revised site plan for proposed apartment project to be sent to city planners

MARQUETTE — Black Rock Crossing, a proposed 50-unit apartment project in Marquette is expected to submit a revised site plan to the city soon, according to Marquette City Planner Dave Sensaas.

The development will be located at 1502 West Ridge St., in the block behind the former Shopko.

The development will provide affordable housing, including some project-based vouchers which will be distributed by the Marquette Housing Commission. The Keweenaw Bay Indian Community is the project lead on the development, and will set aside a portion (nine units) of the apartments for tribal members or their descendants.

Developer Woda Cooper Companies is receiving $1.4 million for the project from the Michigan Housing Development Authority. The developer has requested a 6% Payment in Lieu of Taxes arrangement, which will produce approximately $19,000 in annual revenue.

“This is a huge win for our community. It is a part of the anticipated 500 units of housing in the next five to seven years within the city (and just beyond). This development is a great example of the collaboration that can occur with several different funding sources at the federal, state, and local level,” said City Manager Karen Kovacs.

Black Rock Crossing apartments will be comprised of 26 one-bedroom and 24 two-bedroom units. The one-bedroom apartments will average 710 square feet and the two-bedroom apartments will be approximately 922 square feet per unit. Apartment amenities will include central air conditioning.
